Home Remodeling & Construction Services in Mt. Orab, Ohio

Empire Home Solutions isn’t just another contractor claiming to “serve” Mt. Orab — our office is at 16493 Bodman Rd, right here in the village. Every deck, roof, basement, gutter, siding, and concrete project we build for our neighbors starts a short drive from where the crew and equipment already live. That means same-week consultations, faster warranty response, and a team that already knows the Village of Mt. Orab’s zoning process and Brown County’s building department firsthand. Because this is home, not a satellite territory, we treat every Mt. Orab project like it’s down the street — because it is. Every project carries our lifetime craftsmanship warranty.

Signs Your Mt. Orab Property Needs Attention

Rural and semi-rural Brown County properties bring conditions suburban lots don’t. Here’s when to call.

  • Your property runs on well and septic. That changes how we approach basement waterproofing, concrete, and grading compared to a home on municipal utilities.
  • You have a long gravel or aging asphalt driveway. A proper concrete upgrade is one of our most common Mt. Orab jobs on larger lots.
  • Your roof faces open, unobstructed wind exposure. With less tree cover than a dense suburb, wind rating and ridge-cap wear matter more on many Brown County roofs.
  • You’re planning a deck, shed, pool, or driveway change. Mt. Orab requires a village zoning permit before Brown County will issue the building permit.
  • Your home sits on acreage. Drainage and grading decisions affect more of the property than on a standard suburban lot.
  • You want a contractor who’s reachable fast. Not one dispatching a crew from an hour or more away for a same-week repair.

Recognize any of these? Being your local, based-here contractor is exactly what makes these easier.

Our Process for Mt. Orab Projects

We know the two-step Village-then-County process cold, because it’s our own. Here is how it runs.

1. Site Consultation

First, we visit — often the same week, since we’re not dispatching a crew from across the metro.

2. Village Zoning Permit

Next, Mt. Orab requires a zoning permit for decks, additions, fences, sheds, pools, and driveway changes before the county building permit. Because zoning permits are valid for up to six months, we time it correctly with your build.

3. Brown County Building Permit

Then, once the village zoning permit is issued, we submit to the Brown County Building Department in Georgetown for the building permit and inspections.

4. Fixed-Price Quote

After that, you get one number, in writing, before construction begins.

5. Construction & Final Inspections

Finally, we build to code and schedule village and county inspections as your project requires.

Our Main Services in Mt. Orab

Decks & Patios

Decks & Patios

Larger rural and semi-rural lots around Mt. Orab give homeowners more room for multi-level  decks and generous patio  space than typical suburban parcels. Every project still requires a village zoning permit before construction, which we handle.

Roofing

Roofing

Brown County’s more open, agricultural landscape means less tree-canopy shade than denser Cincinnati suburbs, but more direct wind exposure — a real factor we account for in shingle and ridge-cap selection.

Basement Finishing & Remodeling

Basement Finishing & Remodeling

Rural Mt. Orab homes on well systems often have basement mechanical rooms built around pressure tanks and different plumbing layouts than municipally-serviced suburban homes. We finish and waterproof  around them rather than assuming them away.

Gutters & Siding

Gutters & Siding

With larger rooflines common on rural properties and less consistent windbreak from neighboring structures, gutter  sizing and siding wind-rating matter more here than on a tightly packed subdivision lot.

Concrete

Concrete

A large share of our Mt. Orab concrete work is gravel-to-concrete  driveway  conversions and pole-barn or outbuilding pads, sized for rural property use rather than a standard suburban footprint.

Home Additions & Remodeling

Home Additions & Remodeling

When a Mt. Orab home needs more space, we build additions and manage full  remodels  as your single  general contractor  handling the village zoning and county permit steps from the start.

Mt. Orab FAQs

Do you need a permit for a deck in Mt. Orab?

Yes. The Village of Mt. Orab is a zoned village, and a zoning permit is required before construction on decks, additions, fences, sheds, pools, and driveway widening. That zoning permit must be obtained before Brown County will issue the building permit.

It’s a two-step process. The Village of Mt. Orab Zoning Administrator issues a zoning permit first, valid for up to six months. Once approved, the project goes to the Brown County Building Department in Georgetown for the residential building permit and required inspections.
